Frequently Asked Questions

As of August 1, 2026 regular assessments are $500 per unit per month, due on the 1st of each month. The amount is set each year in the annual budget, which is mailed to all owners at least 30 days before the fiscal year starts on August 1st.

Dues pay for everything the Association maintains on behalf of all 14 homes: the master insurance policy, common-area landscaping, exterior and roof upkeep on the five buildings, water and trash service, lights and fixtures, and contributions to the reserve fund for big-ticket replacements like roofs, paint, and paving.

The easiest way is online through the Resident Portal. You can set up autopay so you never miss a month. Checks are also accepted — see "Where do I mail a check?" below.

An assessment is delinquent if it isn't received within 15 days of the due date. Late payments are subject to a late charge of 10% for any amount not paid after 15 days and interest at 12% per year beginning 30 days after the due date, and any collection costs. Continued non-payment can lead to a lien on the property under California Civil Code §5660 and later. If you're having trouble paying, contact the board early — payment plans are available on request.

Regular dues are the budgeted monthly amount. A special assessment is a one-time (or short-term) charge levied when the reserve fund can't cover a necessary expense. The board can approve special assessments up to 5% of the annual budget; anything larger requires a vote of the owners, except in a genuine emergency.

Make checks payable to Orange II Homeowners Association and mail to the management office: [Compass Property Management Corp., mailing address, San Clemente, CA]. Write your unit number in the memo line.

As a general rule, the Association maintains the outside and the shared systems; you maintain everything inside your unit. The board is working to have a detailed matrix table outlined within the next 6 months to avoid any confusion in the future.

Submit a request through the Resident Portal so it's logged and tracked. For anything urgent — an active leak, a sewer backup, a broken gate, or a safety hazard — call the management company's emergency line at [number] in addition to submitting the request.

Not for anything the HOA maintains. For owner-responsibility items that affect the exterior appearance (windows, doors, patio surfaces), you'll need architectural approval first — see the next section.

Common areas only. The Association's policy covers the shared landscaping, walkways, driveways, fencing, and other common-area property, plus general liability for incidents in the common areas. It does not cover your home's structure, roof, interior, personal belongings, or your liability for incidents on your property or inside your home.
